Not a home inspection. This is a planning tool. Local codes, licensed trades, and the manufacturer’s instructions still decide the work.

The year, at a glance

Twelve months of small jobs, grouped by when they matter. Check things off as you go; the plan stays in this browser.

No plan yet Awaiting profile

Tell us the home type, age, climate, heating, and features. We will build a 12-month schedule from the current month forward.

Less guessing. More done.

Not a 200-item generic checklist. A plan shaped by the house you actually live in.

01

Describe the house

Type, age, climate, heating, and features such as a pool, fireplace, basement, deck, or mature trees.

02

We place the work

Seasonal tasks land in the right month; cold pipes, hot-climate irrigation, and age-specific inspections adjust the list.

03

Check, print, repeat

Check tasks off and keep the log in this browser. Print the year for the utility drawer or the fridge.

The house does not announce what it needs.

Most home maintenance fails quietly: a slow leak behind the washing machine, a filter that has not been changed since last winter, a downspout that points back at the foundation. The work is small until it is not.

House Rhythm puts the small work on a calendar. A cold-climate house gets pipe and irrigation reminders; a hot, dry house gets irrigation and attic checks. A pool adds opening and closing; a fireplace adds a chimney inspection. New homes get warranty and grading prompts; older homes get sewer and electrical checks.

A plan you can actually finish

  • Twelve months, starting with the current month.
  • Tasks shaped by home type, age, climate, heating, and features.
  • Check things off, save progress locally, and print the year.
  • No account, no home inspection, no fake “exact” cost estimate.

Use the plan to ask better questions and remember the small stuff. When something is unsafe, wet, or making a new noise, call a professional now.

Good questions.

Short answers. Local codes and licensed trades still decide the details.

Is this a professional home inspection?

No. It is a maintenance planner. It does not inspect the house, diagnose a system, or replace a licensed electrician, plumber, roofer, or HVAC technician. If something looks unsafe or is actively leaking, call a professional now.

Why does the plan start with the current month?

A maintenance plan should start where you are. We take the current month and lay out the next 12 months, so October leads to November rather than starting again in January.

How do climate and heating change the list?

Cold climates add pipe freeze checks, hose draining, and irrigation winterization. Hot, dry climates add irrigation and attic ventilation. Humid climates add moisture and attic checks. Forced-air homes get filter tasks; boilers and heat pumps get different heating service reminders.

What if I live in a condo?

Condo plans skip exterior roof and gutter tasks that are usually the HOA’s responsibility, and keep the interior, HVAC, safety, and appliance tasks. Check your HOA documents before assuming exterior work is covered.

Does home age matter?

Yes. New homes get warranty and grading reminders; homes 50+ get sewer-line and electrical-panel inspection prompts. The rest of the plan still depends on the house, climate, and systems.

Is my home profile saved?

In this browser’s local storage, not on a server. Clearing browser data or switching devices will clear it, so print the plan if you want a permanent copy.
